What an Acre of Maine Land Is Worth
By

Maine land is Unorganized Territory woods, tree-growth acreage someone stopped managing, and southern leftover lots. It is not automatically a Portland infill site or a coastal camp. Cash as-is is for unused private land that still draws a tax bill.

What an acre of Maine land is worth — and what it is not

USDA NASS Land Values 2025 Summary put Maine farm real estate at $3,350 an acre in 2025. Statewide farm average, not an offer on your parcel. Maine has about 30,843 square miles of land area.

The 2022 Census of Agriculture, Table 8 counted 1,225,046 acres in farms in Maine, about 6.2% of land area, at $3,729 an acre that year. Still a farm number, still not a bid.

Aroostook potato country, western mountains, and York County lots do not share a buyer. LUPC and tree-growth rules are systems we will not pretend to run. We buy transferable private land. We do not attach oceanfront pricing to an inland woodlot. Typical files we see: UT and plantation woods; Tree-growth leftovers; Southern leftover lots; Aroostook remnants. Counties as context, not a doorway list: Cumberland, York, Penobscot, Kennebec, Aroostook. We do not price this like oceanfront or lake-camp trophy premiums.

Why a statewide average misleads leftover lots

Farm real estate averages mix working ground and buildings. A landlocked remnant, a recorded lot with unpaid HOA dues, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as an appraisal of your parcel.

How Maine closings usually work

Maine often uses a title company, and a real-estate attorney is still common on the file. Woods and leftover lots are what owners actually try to sell. We buy transferable private land, not a camp-romance adder.

If you want to sell Maine land for cash

A listing can reach retail if the right buyer’s loan actually funds. A cash sale to Land Boss skips showings. The trade is speed and certainty for a number that is often below a dream retail close. Usually 3–5 times faster than selling with a realtor. Title still has to clear.

FAQ

Is the NASS figure what Land Boss will pay?

No. It is a published farm average. Offers depend on access, title, taxes, and whether we can actually close the file.

Can I sell Maine land without listing it?

Yes. Send the county, acreage, and how you get there. If we can buy it, Dallas sends an offer.
