People list Minnesota hunting land as if a deer stand is an improvement. Title, recorded access, and whether anyone can actually get there in November do more work than photos of a food plot.

Farm real estate averages are not a bid on a hunting remnant. Recreational land closes on access and title more often than on a statewide dollar-per-acre.
