California vacant land is inland lots, foothill remnants, and desert-edge squares — not automatically a coastal vineyard. Owners in the Central Valley, High Desert, and Sierra foothills often hold parcels that retail buyers will not finance. A cash as-is sale is built for that inventory.

USDA NASS Land Values 2025 Summary put California farm real estate at $13,700 an acre in 2025. Statewide farm average, not an offer on your parcel. California has about 155,779 square miles of land area.

The 2022 Census of Agriculture, Table 8 counted 24,190,604 acres in farms in California, about 24.3% of land area, at $13,131 an acre that year. Still a farm number, still not a bid.

USDA’s per-acre farm value in California is pulled up by intensive ag. A raw acre in San Bernardino County or a foothill remnant with fire-access questions is a different asset. Why a statewide average misleads leftover lots

Farm real estate averages mix working ground and buildings. A landlocked remnant, a recorded lot with unpaid HOA dues, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as an appraisal of your parcel.

How California closings usually work

California land sales typically close in escrow with a title company, plus the usual seller disclosures. Counties and cities may charge a documentary transfer tax. Prop 13 and any Mello-Roos on the bill are carrying costs, not a reason to quote a coastal house price on inland dirt.
