Agricultural land in Washington that still produces is usually priced by the people who farm it. What we buy is leftover ground that is no longer in the operation — a remnant, a cutover, a recorded extra that still draws a tax bill.
Farm averages are not an offer on leftover ag acres
USDA NASS Land Values 2025 Summary put Washington farm real estate at $3,710 an acre in 2025. Statewide farm average, not an offer on your parcel.
The 2022 Census of Agriculture, Table 8 counted 13,855,414 acres in farms in Washington, about 32.6% of land area, at $3,824 an acre that year. Still a farm number, still not a bid.
Those figures mix land and buildings on farms. A remnant with no water, a landlocked extra, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as a bid.
How a Washington ag remnant actually closes
Washington land sales typically close through a title company or escrow. East of the Cascades and the rain side are different files. Neighboring timber or public land is not the same as owning access.
East of the Cascades is a different leftover-lot market than the rain side. Timber-company neighbors are not automatic access. We buy unused private land. We do not attach Sound or ski-town pricing to a rural APN. We do not price leftover acres like a working farm just because the tax card still says agricultural.
Cash vs listing leftover ag land
If a neighboring operator will pay retail, list it. If you want out of the tax bill without showings, a cash sale to Land Boss is usually 3–5 times faster than selling with a realtor. As-is. Title still has to clear. You can decline.
