What an acre of Nebraska land is worth — and what it is not
USDA NASS Land Values 2025 Summary put Nebraska farm real estate at $4,250 an acre in 2025. Statewide farm average, not an offer on your parcel. Nebraska has about 76,824 square miles of land area.
The 2022 Census of Agriculture, Table 8 counted 43,975,693 acres in farms in Nebraska, about 89.4% of land area, at $3,437 an acre that year. Still a farm number, still not a bid.
Center-pivot geometry creates odd remnants. Sandhills grass is a different file from an Omaha-edge lot. We buy unused private land. We do not treat a pivot corner as a commercial grain unit. Typical files we see: Pivot corners and odd remainders; Sandhills grass leftovers; Eastern farm extras; Metro-edge vacant lots. Counties as context, not a doorway list: Douglas, Lancaster, Sarpy, Hall, Buffalo. We do not price this like tillable premiums on ground that is not tillable.
Why a statewide average misleads leftover lots
Farm real estate averages mix working ground and buildings. A landlocked remnant, a recorded lot with unpaid HOA dues, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as an appraisal of your parcel.
How Nebraska closings usually work
Nebraska land sales typically close with a title company. Eastern corn and Sandhills grass both live in the farm statistics. A leftover pivot corner is not that farm-class number, and we do not bid it like one.
