Alabama land is timber, leftover farm ground, and rural lots more often than it is a Birmingham subdivision. If you own a vacant parcel here — a pine tract in the Wiregrass, a remnant in the Black Belt, or an inherited lot that never got built — a cash sale is often cleaner than waiting for a retail buyer who wants utilities already in.

What an acre of Alabama land is worth — and what it is not

USDA NASS Land Values 2025 Summary put Alabama farm real estate at $4,150 an acre in 2025. Statewide farm average, not an offer on your parcel. Alabama has about 50,645 square miles of land area.

The 2022 Census of Agriculture, Table 8 counted 8,629,101 acres in farms in Alabama, about 26.6% of land area, at $3,659 an acre that year. Still a farm number, still not a bid.

Demand splits between timber investors, builders hunting cheap lots near Huntsville or Baldwin County, and cash buyers who will take land as-is. Listings stall when a tract is cutover, has wet soils, or sits far from a paved county road. We underwrite those facts instead of pretending every acre is a future neighborhood. Typical files we see: Timbered rural acreage and cutover remnants; Vacant residential lots outside the cities; Former farm and pasture pieces; Inherited family parcels with multiple owners. Why a statewide average misleads leftover lots

Farm real estate averages mix working ground and buildings. A landlocked remnant, a recorded lot with unpaid HOA dues, or a timber cutover is a different file. Use the number as a sanity check. Do not treat it as an appraisal of your parcel.
