10 reasons buying land in Arizona still makes sense
By

People search for reasons to buy Arizona land. Owners search for a way out. This is the owner version, written from a cash buyer’s desk — not a cheerleading list for speculators.

A lot of Arizona’s private land is a rectangle on a plat with no water, no power, and a dirt track for access. Those parcels still generate county tax bills. We price that reality. We do not sell a story about becoming a Phoenix suburb.

Ten notes before you treat Arizona leftover land as a “buy”

  1. Spec lots that never developed A 2000s plat in a remote county is not a 2020s neighborhood. Cash is often the honest exit.
  2. Out-of-state ownership Midwest and California owners inherited or bought land they have not seen in years.
  3. Water and utilities No well, no hauling plan, no power — retail buyers walk. We still evaluate the dirt.
  4. HOA and tax drip Some plats carry association dues on top of county tax. The carrying cost is the point.
  5. Estate cleanup Heirs want a split of cash, not a split of raw desert.
  6. Taxes Arizona counties collect property tax on vacant land. Owners who bought a cheap acre in the 2000s often keep paying long after the development thesis died.
  7. What we will not invent We do not attach Colorado River water rights or Sedona red-rock premiums to a leftover APN.
  8. Parcel type The files we actually see look like unimproved desert and grassland lots and ranch remnants and agricultural-edge acreage — not a staged house lot.
  9. Geography Context includes places such as Maricopa, Pima, Pinal, Yavapai. That is where leftover land sits, not a county-page farm.
  10. Speed A cash close with us is usually 3–5 times faster than selling with a realtor once title can move.

Farm numbers, labeled as farm numbers

USDA NASS Land Values 2025 Summary put Arizona farm real estate at $4,180 an acre in 2025. Statewide farm average, not an offer on your parcel.

The 2022 Census of Agriculture, Table 8 counted 25,525,087 acres in farms in Arizona, about 35.1% of land area, at $883 an acre that year. Still a farm number, still not a bid.

If you already own the land

Arizona land sales typically close in escrow with a title company, not an attorney sitting at the table. HOA dues on recorded lots still show up in the file. We check access and whether the plat is actually private ground. You do not have to list it. If you want to sell Arizona land for cash, Dallas Waldon underwrites the file herself. As-is.
